Buying tax lien certificates from counties, municipalities and investors since 2011 Acquisitions desk: 516-306-3326
Tax Lien Investorstaxliensinvestors.com

We buy tax liens.

From counties and municipalities holding certificates that never sold. From investors who earned their interest and want out before foreclosure. We pay face value plus accrued interest, take the assignment, and carry the lien through redemption or foreclosure ourselves — in every lien state.

Single certificates or whole portfolios. Written bid in three business days. Funds wired at assignment.

Who sells to us

Two kinds of seller, one buyer who wants the lien itself

Most buyers of tax liens are chasing the interest. We are not. We buy certificates because we are prepared to hold them to the end — through redemption, through foreclosure, and onto the tax roll as a maintained property. That makes us the natural buyer for anyone whose lien has become more work than it is worth.

Counties and municipalities

Turn unsold and aged liens into revenue this fiscal year

Every sale leaves certificates nobody bid on. They sit as county-held or struck-off inventory, earning nothing, while the parcels behind them deteriorate. We buy that inventory — individually over the counter, or in a single negotiated bulk assignment.

  • County-held, struck-off and over-the-counter certificates
  • Bulk and negotiated assignments of municipal tax liens
  • Aged liens with multiple years of subsequent taxes
  • Liens on vacant, abandoned and code-violation parcels

Lien holders and investment firms

You earned the interest. We will pay it out today.

You bought the certificate for the yield. Now the redemption period is running out, foreclosure counsel is quoting five figures, and the property is the last thing you wanted. Assign the lien to us: you receive your principal and every dollar of interest accrued through closing, and we take it from there.

  • Seasoned certificates approaching or past the redemption deadline
  • Liens that require foreclosure or a tax-deed application
  • Whole portfolios and fund wind-downs, any state mix
  • Single certificates from individual investors

A dependable buyer for the liens your sale leaves behind

Unsold certificates cost you twice: once as uncollected revenue, and again as parcels that slide toward abandonment. We purchase them under the assignment procedures already written into your state's statute — no new program, no new vendor contract.

What we buy from you

  • County-held and struck-off certificates — liens where the county was listed as purchaser because no bidder appeared. We take assignment at the full statutory amount.
  • Bulk municipal assignments — where statute lets a governing body assign liens by resolution for negotiated consideration, we bid on the whole list, including the parcels other bidders decline.
  • Aged and subsequent-tax liens — certificates carrying several years of unpaid subsequents, water and sewer charges, and demolition or nuisance liens.
  • The hard parcels — vacant lots, fire-damaged structures, heirship properties. We foreclose, clear title and return them to productive use.

What you can expect from us

Every assignment we take, we finish. We send the statutory notices, pay the subsequent taxes, prosecute the foreclosure or deed application, and maintain the property once we own it. A treasurer who assigns to us does not see the same parcel back at next year's sale.

We work through your existing forms and procedures: assignment forms, notices of pending assignment by certified mail, W-9 and bidder registration, recording with the clerk, and payment by wire or ACH on the schedule your office sets.

For lien holders and investment firms

You bought the yield. We will buy the lien.

A tax lien certificate pays beautifully when the owner redeems. When they do not, the holder inherits a foreclosure, a title problem and a property they never wanted. We buy the certificate at that point — and we pay you as if it had redeemed today.

How we price your certificates

We pay the face amount of the certificate plus interest accrued at the certificate's rate through the closing date, plus reimbursement of any subsequent taxes you paid, with their own accrued interest. On competitive portfolios we also pay a premium above accrued value. There are no assignment fees, recording fees or closing costs charged back to you.

The certificates we want most

  • Seasoned liens near the redemption deadline — the point at which your options narrow to foreclose or let the certificate expire.
  • Liens already in foreclosure — we take the file mid-stream and substitute in with counsel.
  • Certificates on difficult collateral — vacant land, mixed-use, damaged structures, unclear heirship. These are exactly the liens we underwrite for the property.
  • Whole books — fund wind-downs, estate liquidations and firms exiting a state. Any mix of states, any size.

Send us a tape

A spreadsheet with one row per certificate is enough for a written bid within three business days. Include what you have of the following:

  1. State and county
  2. Certificate number and sale date
  3. Parcel or tax ID
  4. Face amount and tax years
  5. Interest or penalty rate
  6. Premium paid, if any
  7. Subsequent taxes paid and dates
  8. Redemption deadline or expiry
  9. Foreclosure status and counsel
  10. Property type and address

Why sell the lien instead of foreclosing

Hold to foreclosure, or assign to us

Take it to foreclosure yourself

  • Retain foreclosure or tax-deed counsel in each state
  • Advance filing fees, title searches, service and publication
  • Keep paying subsequent taxes for 12–36 more months
  • Risk a bankruptcy stay, a contested title or a defective notice
  • End up owning, insuring and disposing of a property

Assign the certificate to us

  • Principal and all accrued interest wired at closing
  • Subsequent taxes you paid reimbursed with interest
  • No legal fees, no assignment or recording costs
  • Capital back in your hands for the next sale season
  • We carry the foreclosure, the title work and the property
How an assignment works

From list to wire in four steps

The same sequence whether you are a treasurer with two hundred struck-off certificates or an investor with one.

  1. Send the list

Email a spreadsheet, a county export or a photo of the certificate. Our acquisitions desk confirms receipt and pulls the county records the same day.

  2. Receive a written bid

A bid letter itemizing every certificate: face, accrued interest, subsequents, any premium, and the total you will receive. Nothing is deducted from that number later.

  3. Execute the assignment

We prepare the county's assignment forms, notarization and W-9 registration, and mail any statutory notice of pending assignment. You sign; we handle the filing.

  4. Get paid

Funds are wired the day the treasurer's office accepts the assignment and updates the holder of record. For portfolios, an escrow agent releases per certificate.

Where we buy

Every lien state, plus the redeemable-deed states

We take assignments wherever the statute allows a certificate to change hands. In pure deed states we buy the property itself at or after the sale. Lien and hybrid states are listed first.

Classifications are a general guide. Assignment procedures, fees, interest rates and redemption periods are set by state law and administered county by county; our bid letter cites the governing section for each certificate.

    Why sellers come back

We close what we bid, and we finish what we buy

    • The bid is the priceEvery certificate is itemized in writing before you sign anything. No re-trade after diligence, no deductions at closing.
    • We take the whole listVacant lots, burned structures, heirship parcels. We do not cherry-pick and hand the difficult liens back to you.
    • Statutory compliance is our jobNotices, recording, foreclosure timelines and fee limits are handled by our in-house team and local counsel in each state.
    • Properties come back to the rollOnce we take title we clear, repair or redevelop, and the parcel starts paying taxes again. That is the outcome treasurers want and the one we underwrite for.

"We had 340 struck-off certificates going back six years. They took all 340 in one assignment and the funds hit our account before fiscal year-end."

County Treasurer — Midwest (name withheld by request)

"Our fund was winding down with forty certificates past redemption in three states. Their bid was face plus every dollar of interest, and we never hired a foreclosure attorney."

Managing member — private tax lien fund, New Jersey

"I bought one certificate at the county sale for the 16%. When it didn't redeem I had no idea what to do next. They paid me out in a week."

    Questions we hear most

    Frequently asked questions

What exactly are you buying — the property or the lien?

The lien. A tax lien certificate gives its holder the right to collect the delinquent tax plus interest and, if the owner never redeems, to foreclose or apply for a tax deed. We buy the certificate by assignment and step into every right the original holder had. The property owner keeps title and every redemption right the statute gives them.

How do you pay for a certificate?

Face amount plus interest accrued at the certificate's own rate through the closing date, plus any subsequent taxes the holder paid with their interest. On competitive portfolios we pay a premium above that accrued value. The number in our bid letter is the number you receive; there are no fees charged back.

Can a county legally assign certificates it holds?

In most lien states, yes — statutes provide for assignment of county-held or struck-off certificates, usually at the full delinquent amount plus a per-certificate assignment fee, and often with a notice of pending assignment to the taxpayer. Several states also let a municipality's governing body assign its liens in bulk by resolution for negotiated consideration. We work inside whichever procedure your state provides and cite it in our proposal.

Do you buy single certificates from individual investors?

Yes. Send a photo of the certificate or the county's confirmation. We pull the record, price it the same day and handle the county's assignment form, notarization and holder registration for you.

What if a certificate is already in foreclosure or has a title problem?

Those are the certificates we most want. We substitute in as plaintiff with your counsel or ours, and our title team handles heirship, quiet-title and lien-priority issues. Bankruptcy stays, federal liens and environmental parcels are priced case by case, not declined.

Which states do you not buy in?

We take assignments in every state that issues transferable lien certificates or redeemable deeds. In pure deed states we do not buy liens because none exist — there we purchase the property at or after the sale.

Will you sign an NDA before I send a tape?

Yes. We execute a mutual confidentiality agreement on request before any portfolio data changes hands, and we do not contact property owners on a list until the assignment has closed.
